Southern Oregon Area Real Estate Sellers Help

Preparing to Sell Southern Oregon Real Estate

As a homeowner, you can play an important role in the timely sale of your property.  When you take the following steps, you'll help sell your home faster, at the best possible price.

Prepare yourself to sell your home

Begin to mentally and emotionally detach yourself.  Do the best you can to see the house as no longer your home, but a product to be marketed.  This can be difficult if you've been in the home for many years, but it is a necessary step if you want to be able to maximize your potential.

Consider a professional whole home inspection

A professional whole house inspection will most likely uncover any major defects before they can cause a costly delay in a sale or cause the sale of your home to fall through.  Get any defects fixed before you put your home on the market.

Prepare the home for sale

Stand back and look at your house as objectively as possible.  Is this a home you would buy?  Ask friends and neighbors to do the same.  Ask them to be completely honest.

Depersonalize your home.  While the display of those family photos and heirlooms mean the world to you, they can make it difficult for prospective buyers to envision themselves living in the home.

De-clutter your home.  De-cluttering is an essential part of your preparation and costs little or nothing.  If you're not using it, pack it up and put it away.  Better yet, donate it or put it in storage.  Buying a home is both an intellectual as well as an emotional experience.  While your home may be well built and in overall good condition, clutter can create a subconscious perception that there may be something "wrong" that the clutter is distracting the buyer from seeing.  Displaying a clean, open, simplified, spacious look that appeals to buyers is key to attracting a buyer who is willing to pay top dollar for your home.

Capitalize on your Realtor's expertise!

Hire a real estate professional.  When it comes to preparing your home for sale, the advice of an experienced real estate Broker is invaluable.  You want to sell your home in the least amount of time for the maximum amount.  Your Realtor knows how to achieve those results!

Ideally, you should meet with a realtor months in advance of your anticipated sale.  Walk through your home with your real estate agent and compile a "to-do" list.  If the list is substantial and your budget is limited, ask your realtor to help you prioritize the list so you can concentrate your resources on the items most important to the resale value.  In addition, there are many simple and inexpensive steps that can be taken to create an atmosphere that appeals to current home buyers.  Ask your realtor about ways to "stage" your home to maximize the sales price.
